PAH executes this mission by identifying communities suffering from increased housing needs and developing solutions that deliver long-term stability. Leveraging its strategic partner, Southern Waters Development’s development and construction expertise, we oversee planning, rehabilitation, and development from raw land to final completion, working with local partners to ensure housing is delivered responsibly, efficiently, and with lasting impact.

MEET CANAVERAL LANDING

33 ACRES. 94 HOMES. 16 MILES FROM THE OCEAN.

Canaveral Landing is a 33-acre community in Cocoa, Florida, developed to address the growing need for affordable housing on the Space Coast. The project is approved for 94 manufactured homes on leased lots in Brevard County, where home prices have risen 51% since 2020 to a median of $362,375 as of November 2023.

The community will offer low-density living (fewer than three homes per acre) with amenities including a nature trail, pool, pavilion, and grilling area. Homes start at $135,000 and include full appliance packages, carports, and storage options.

Located near local businesses, the Indian River, Cocoa Beach, I-95, and US-1, Canaveral Landing provides convenient access to work and recreation. With strong job growth driven by employers such as NASA, SpaceX, Blue Origin, and nearby military bases, the community is designed for blue-collar families seeking affordability, stability, and a high quality of life.

DEAN MYEROW

Dean Myerow is the Co-founder and Managing Partner of Southern Waters Capital (SWC), a vertically integrated real estate development firm specializing in strategic land acquisition and ground up development across the Sunbelt. SWC manages a 5,000-unit development pipeline, including approximately 2,000 shovel-ready units encompassing multifamily, build-to-rent, manufactured housing, urban infill, and mixed-use assets. The firm's SoLiv lifestyle brand communities are designed around a core conviction: that Class A attainable housing and missing middle solutions represent both a social imperative and a durable investment thesis.

Dean's commitment to housing accessibility is rooted in where his career began. Immediately after graduating from law school in 1993, he entered Wall Street with a focus on distressed affordable housing debt. That early exposure to the mechanics of housing finance shaped his long-term perspective on the intersection of capital markets and community need. In 1998, he founded Bergen Capital Inc., building it into a nationwide investment banking platform before its acquisition by BB&T Bank (now Truist Bank) in 2005.

Following the acquisition, Dean was selected to lead BB&T's special opportunities group, where he was responsible for acquiring distressed multifamily whole loans and protecting billions in capital through the Great Recession of 2008. That period reinforced his belief in disciplined underwriting, conservative capital structuring, and the resilience of well-located housing assets in times of economic stress.

Dean is a firm believer that private capital, deployed responsibly, is essential to solving the nation's housing shortage. He views attainable housing not as a niche product but as a foundational asset class that serves working families, strengthens communities, and delivers stable long-term returns. His involvement with Patriot Affordable Housing reflects that conviction, bringing institutional expertise and operational rigor to the mission of expanding housing access.

Beyond Patriot Affordable Housing, Dean serves as an advisor and board member to multiple for-profit investments and is Chairman of the Board of Advisors at The Friendship Circle of Greater Fort Lauderdale.

Dean earned his Juris Doctor from the University of Miami School of Law and his degree in Finance from the Isenberg School of Management at the University of Massachusetts at Amherst. He was admitted to the Florida Bar in 1995.

RAY MAZZIE

Ray is a Managing Partner at Southern Waters Capital (“SWC”) where he focuses on sourcing investment opportunities and assembling the necessary team to develop each project.

Before co-founding SWC, Ray led corporate development for a startup company, where he raised capital and worked to structure partnerships with research universities as well as local, state, and federal governments.

Ray holds a JD/MBA from Florida State University and degrees in economics and political science. He is a member of the Florida Bar and a former Florida Gubernatorial Fellow for Governor Rick Scott. Ray has extensive experience working with legislators and government agencies, having previously worked at the Florida Department of Business and Professional Regulation, the Florida Housing Finance Corporation, and the Florida Lottery.

In addition to advising small businesses and startups on business strategy and legal issues, Ray has also worked with corporate clients on business structuring and transaction needs and been involved in real estate transactions, asset dispositions, and business continuity implementation. has a track record of fostering collaborative business relationships and strategic partnerships at the intersection of business and bureaucracy.
